Windsong Ranch is a higher-priced Prosper community. Realtor.com reported a median listing price of $877,000 for Windsong Ranch in October 2026, about $268 per square foot, with a median of 58 days on market. Realtor.com also lists a Bloomfield community with homes from the high $620,000s.
These are public listing and builder figures, not a price for any one home. What a home is really worth depends on lot, builder, floor plan and condition, which is why I build a custom pricing game plan for every buyer and seller.
What home styles are in Windsong Ranch?
Windsong Ranch has more variety than most Prosper communities. Single-family homes sit on lots from about 50 feet to 120 feet wide and range from about 2,200 to 8,000 square feet. Single-story villas and two-story townhomes offer a lower-maintenance option; the HOA's separate assessment on those homes covers items such as roof insurance, exterior maintenance and landscaping.
The community is organized into named neighborhoods, including Cadence, Crosswater, Lakeside and The Landing south of the Lagoon, and Creekside, The Crossing, Northview, Overlook, The Pinnacle, The Enclave, The Peninsula, The Point and The Summit to the north. Six builders are selling now: Tradition, Shaddock Custom Homes, Bloomfield, Southgate, Normandy and Coventry, and many resale homes from earlier builders are also on the market.
How is Windsong Ranch different from other Prosper neighborhoods?
Three things set it apart. First, the Lagoon: a five-acre, Crystal Lagoons-technology swimming and paddling lagoon with sandy beaches, open only to residents and their guests. It was the first of its kind in North Texas. Second, the schools: four Prosper ISD campuses are inside the community, so many children can reach school by trail and pedestrian tunnel rather than by road. Third, scale: with more than 600 acres of parks, creeks, lakes and trails, plus a Kroger Marketplace at the front door, Windsong Ranch works like a small town.
The trade-off is cost. Resident dues and typical home prices are higher than in some nearby communities, and the community is still building out, so expect some construction activity in newer sections.
What amenities and HOA does Windsong Ranch have?
The HOA is $210 per month for single-family homes, billed quarterly at $630. It covers common-area upkeep and a full-time lifestyle department that runs events such as the annual Wine and Music Festival and outdoor movie nights. Community management is by CCMC.
Amenities include:
The Lagoon: five acres of clear water, sand beaches, paddleboard and kayak use, a pavilion with grills, and a play area. Residents only.
The Commons: welcome center, Windsong Ranch Cafe, fitness center, two resort-style pools with cabanas, and an outdoor fireplace area.
Sports and trails: lighted tennis courts, pickleball, basketball, miles of 8-foot-wide hike and bike trails, an 18-hole disc golf course and a mountain-bike course.
Parks and gathering spaces: event lawn and amphitheater, playgrounds, community garden, dog park, fishing lake and dock.
Safety and services: a Prosper fire station with a police sub-station inside the community.
Is Windsong Ranch a good fit for you?
Windsong Ranch tends to fit you well if you want:
Prosper ISD schools within a short walk or bike ride
Resort-style amenities and a busy calendar of neighbor events
New construction or newer resale in a master-planned setting
A drive of about 2 minutes to the Dallas North Tollway, about 5 minutes to Frisco and Preston Road, and about 30 minutes to DFW Airport
It may not fit if you want a very low HOA, no new construction nearby, or a price point well under the community's typical range. Everyone's priorities differ, so I build a custom game plan with every buyer and seller. No pressure, just a plan that fits you.
